Air Duct Cleaning in San Jose, CA

What San Jose duct work actually involves
A separated boot in a hot attic is not cosmetic. It dumps conditioned air above the ceiling all summer, and San Jose is the hottest part of the Bay. AC runtime here is the longest in our service area. Waiting a season means paying to cool an attic. Rodent intrusion in a crawlspace is worse. Droppings sit in the supply path and the blower moves them into bedrooms.
The stock here is the largest and most varied in the valley. Near downtown, Willow Glen and Naglee Park, you get 1920s–40s bungalows on raised foundations with crawlspace duct. Those runs show failed duct tape joints. Tape dries and curls, then falls off the collar. The 1950s–70s ranch tract belts across Blossom Valley, Cambrian, Berryessa and Evergreen sit on slab with attic flex. Liner sag and boot separation are the usual findings there.
Foothill-adjacent neighborhoods east and south take dry grass dust and wildfire ash directly. It arrives through return leaks, not the filter.
Newer two-story homes in Silver Creek and the Evergreen hills have long upstairs branches. Downtown and North San Jose mid-rise units run ducted fan coils with short shared riser runs, so access is through the closet and the scope is small.
Check your own returns for gray streaking at the grille edges. That tells you air bypasses the filter.

My house in Blossom Valley is a 1960s ranch on a slab with the ducts in the attic. What do you usually find up there?
Two things, over and over. Flex liner sag, where the inner duct has drooped between supports and collects dust in the low spots, and boot separation, where the duct has pulled partly away from the ceiling register and is drawing attic air instead of supply air. Both are common in the tract belts across Blossom Valley, Cambrian, Berryessa and Evergreen because those systems have been running hard for decades. We photograph what we find before and after so you can see whether it's a cleaning issue, a repair issue, or both.
We're in Willow Glen with a crawlspace under the house. Is that a different job than the attic homes?
Yes, and it's usually a slower one. The pre-war bungalows near downtown, Willow Glen and Naglee Park run duct through a raised crawlspace, which means working on our backs in tight access rather than standing in an attic. Those runs are where we see rodent intrusion and old cloth or tape joints that have dried out and let go. Cleaning a duct that's already open at the seam doesn't accomplish much, so we check joint condition first and tell you if sealing needs to happen alongside the cleaning.
